After refining the first prototype, we increased the production home to 300 square feet with a limited increase in material or labor cost. You get more livable space at a still-efficient cost structure.

The install fee covers transportation of the completed unit from our Sisters factory to your site only if that site is within 50 miles of the factory. Delivery beyond 50 miles is quoted separately based on distance and access.
The $5,000 fee does not include on-site work, utilities, foundation, or inspections.
Boxkill can handle all of your on-site work for a separate fee, quoted after a full site and plan review. Or you can have a local contractor work with us to prepare the site to our spec.
Payment terms
A small refundable hold, then three payments tied to production:
- $500 refundable deposit to hold your place in line. This amount is applied to your first production payment when the unit starts. If you do not move forward, it is refunded.
- 50% ($65,000) when your unit starts at the factory.
- 40% ($52,000) when the unit is finished at the factory.
- 10% ($13,000) plus the $5,000 in-radius install fee when the unit is installed and the keys are handed over.
Percentages are of the $130,000 base unit price. Optional upgrades and any out-of-radius transport or site-work package are quoted separately and added to the payment schedule before production starts.
Every Boxkill 300 includes a 1-year warranty covering the unit, structure, utilities, and appliances. The first 5 production units receive a bonus second year at no extra cost — two years of coverage on the unit, structure, utilities, and appliances. That extra year is our way of thanking the buyers who get in line first.

How you get a unit
- Start the conversation Tell us about your site, intended use (ADU, rental income, multigenerational living, primary home, or downsizing), and timeline. Prototype viewings in Sisters are available by appointment.
- Consultation and site check We confirm whether your site is inside the 50-mile delivery radius and review access for transport. If you want Boxkill to manage foundation and on-site utilities in full, we complete a site and plan review and then issue a separate written quote. Permits and inspections remain subject to the local jurisdiction.
- Configure and lock the spec Choose optional upgrades: the Moveable Bed System and/or the Moveable Cabinet System. We confirm the unit price, the $5,000 in-radius delivery fee or an out-of-radius transport quote, and — if requested — the separate site-work package after the site and plan review.
- Hold your place — $500 refundable deposit A $500 refundable deposit holds your place in line. Year 1 capacity is limited to about 10–12 units so we can deliver well. The first 5 production units also receive a bonus second year of warranty. When your unit starts, that $500 is applied to the 50% production payment.
- Manufacturing — 50%, then 40% When your unit starts, 50% of the unit price is due. The home is precision-formed and assembled in our Sisters facility. When it is finished at the factory, 40% is due. You receive progress updates.
- Delivery If your site is within 50 miles of the factory, transportation is covered by the $5,000 install fee. If you selected the Boxkill-managed site package, foundation and on-site utilities are handled by us under that separate quoted fee.
- Handover — final 10% The last 10% of the unit price, plus the $5,000 in-radius install fee, is due when the unit is installed and the keys are handed over. Ownership transfers at that point. Inspections proceed with the local jurisdiction. If Boxkill is managing foundation and utilities, we stay on that work through completion of the quoted site scope.
Questions people ask
Does the $5,000 install fee include setting the home on a foundation?
No. That fee covers transportation within 50 miles of the Sisters factory only. Foundation and on-site utilities are not in the $5,000. Boxkill can manage both in full for a separate fee, quoted after a full site and plan review.
What if my site is more than 50 miles from Sisters?
We can still deliver. Transportation beyond 50 miles is quoted separately based on distance, routing, and site access. The $130,000 unit price does not change.
Can Boxkill handle foundation and utilities?

Who handles permits and inspections?
Permit fees and inspections are set by the local jurisdiction and are not part of the $135,000 package. If Boxkill is managing your site package, we coordinate the work those reviews require and provide the drawings and documentation reviewers typically need.
Why isn’t site work a published price?
Foundation and utility costs depend on the specific property. A flat website number would be misleading. After we review the site and plans, you get a written quote before you commit to that scope.
Is the $135,000 price fixed?
Yes for a base unit delivered inside the 50-mile radius, before optional upgrades. The Moveable Bed System and Moveable Cabinet System are additive and quoted before production starts. Out-of-radius transport is a separate line item.
How does the $500 hold work?
Pay $500 to hold your place in line. It is refundable if you do not move forward. If you do, it is applied to the 50% due when your unit starts at the factory. Then 40% is due when the unit is finished at the factory, and the last 10% plus the $5,000 in-radius install fee is due when the unit is installed and keys are handed over.
